Fractional ownership is a real estate term that describes direct property investment as a percentage share instead of buying the full property. It allows multiple unrelated investors to share ownership of a property. In the UAE, where the model of fractional ownership has been officially listed and regulated by the government since 2019, the number of shareholders is limited to five (5) – each of which gets a title deed for an equal share of maximum 20% of the asset.

Mechanism: This is made possible by applying the fully regulated UAE fractional ownership model, and bringing together 5 individual parties with an equal share of 20% of the property asset – one of which being the property operator, fully responsible for property management and maintenance duties.

Designed for anyone who is keen to invest in, and benefit from Dubai’s strong real estate market, without having to borrow money, and without committing to years of mortgages and property management responsibilities.

Mechanism: This is made possible by applying the fully regulated UAE fractional ownership model, bringing together up to 5 individual parties who can split and divide the shares of the property asset however they like, and in accordance with the rules and regulations by Dubai Land Department, where the title deeds will be registered according to the chosen split. The property operator, who is fully responsible for property management and maintenance duties, does not own a share in this model.
